 Landlord provides lease with authorization and so the tenant can apply for City License and State License.

 $30,000 Up Front Reservation for each spot. (Includes One Time Building & Setup Fee & 6 Months Security Deposit)
 Lease Term 3 Year + 1 Year Option (5 Year Options Available)
 Landlord provide 320 Square Foot Building Plus High Efficiency Air Conditioner (21 SEER) including a Private Restroom
 Offering 320 Square Feet at $2/Square Foot on the 1st Year.
**3% rental increase per year allowable by law, this 3% increase will be added on second year and forward**
Requirements for Interested Entrepreneurs:
 Must have Verifiable Funds at time of meeting with Bank Statement
 Must have Immediate Full Access to Funds
 (In Case Tenant Defaults on Lease)
o Security Hold Will be Held in a Dedicated Bank Account to access in the event tenant defaults.
o Security Hold will Accrue Interest, and all interest earned will be divided Landlord 50% / Tennant 50% at the end of lease term, at which interest will be dispersed, and security hold returned.
Immediate Breach of Contract to Initiate Eviction
 Any late Payment beyond 5 Business Days will initiate eviction process.
 Any Illegal activity
 Any Stealing/ Tampering
