Central AC throughout, with supplementary wall unit downstairs. Smart thermostat controls the climate. The house is lightly furnished, with a dinner table, a couple of couches, and two smart TVs (up and down).

The downstairs opens to a small side yard, with a gas grill, patio furniture, woodshed, and outdoor shower (the .5 bathroom). There is a vigorous banana tree that refuses to die after a couple of frosts in recent years, lavender covering the grill area, and patio furniture.

Current tenants will be out as of May 5, and the house will be available mid-May. Closest reference point on Seawall is Gaido's. Central AC and heating are new. 12-month lease to start. Tenant(s) to pay electric/gas/internet. One pet (dog or cat) possible, on a case-by-case basis. There is a one-car garage, currently used for storage (two kayaks available for tenants) that could be available. Current tenants use driveway and street for parking, and have never had an issue. Location is about one block from Penney's barbecue, between Broadway and Seawall, short walk to the beach. Ideal set-up for two student housemates, or a family with children downstairs.

Landlord is private individual, happy to provide references from previous tenants upon request. The house had been an Airbnb until recent purchase in late 2021. Landlord lived in it until moving off-island, did not want to continue to unravel Galveston property market with yet another short-term rental unit. Responsive to tenant requests and suggestions for improvements to property.
